What makes Chiang Mai Highlands the best-conditioned course in the region?
Paspalum fairways and Tif-Eagle greens, maintained to a standard no other Chiang Mai course sustains year round. Conditioning is the single biggest reason guests rebook it.
Most northern Thai courses have a visible off season. Highlands mostly does not. The seashore paspalum turf tolerates the wet months, so June to October rounds still play off tight lies, and the Tif-Eagle greens stay firm and quick. The recognition is real rather than promotional. Who designed it and how does the 27-hole layout play?
Lee Schmidt of Schmidt-Curley, the firm behind Mission Hills, opened it in 2005. Three nines rotate into three 18-hole routings of just over 7,000 yards at par 72.
The design fingerprints are obvious from the first tee: deep, sculpted bunkering, more than 130 sand traps across the property, and greens with enough internal movement that a mid-iron to the wrong shelf leaves a three-putt. The routing works with the foothill terrain east of the city, so you get genuine elevation change and long views back across the valley without any hole feeling like a gimmick.
The three-nine format matters more than it sounds. What does a round actually cost?
Green season 2026 all-in is ฿3,400: ฿2,250 green fee, ฿400 caddie, ฿750 cart. High-season rates are higher and only firm at booking time.
Two cost notes worth being straight about. First, the cart is effectively compulsory and at ฿750 it is one of the dearer cart fees in the region, so the all-in number is the honest number to budget, not the bare green fee. Second, the course publishes current rates on its official rates page (accessed 17 August 2026) but high-season figures for November to March move with demand. On top of the ฿3,400, plan a caddie tip of ฿400-600 in cash, handed directly to your caddie after the round. That is separate from the ฿400 caddie fee and it is expected, not optional in any real sense.
How hard is the course for an average golfer?
Honest but punishing off line. The bunkering and sloped greens cost a 15-handicapper five or six shots more than a flat valley course would.
Fairways are generous enough that the driver stays in hand, and there are few forced carries from the regular tees. The difficulty is concentrated around the greens. Schmidt's bunkers are deep, and short-siding yourself on a Tif-Eagle surface running 10 on the Stimp is how a bogey becomes a double. Our advice to first-timers: take an extra club into greens, aim at centres, and trust the caddie's reads. When should you play it, and when should you not?
November to February for perfect mornings at peak prices. June to October for value. Avoid March, when burning-season smoke can make golf unpleasant or unwise.
At elevation, cool-season mornings run 15-22C with clear air and mountain views, which is Highlands at its best and also its busiest. The green season is the value window: the ฿3,400 rate applies, mornings usually stay dry, and afternoon storms are short. September and October carry the highest rain risk.
The honest warning is burning season, roughly mid-January to mid-April with a March peak. Chiang Mai's PM2.5 readings routinely push the air quality index past 150, and on the worst days the city has ranked among the most polluted in the world. How do you get there?
Highlands sits in the hills east of the city. Plan 30 to 45 minutes each way from central Chiang Mai and pre-book the transfer for early tee times.
Exact drive time depends on where you stay and the hour, so treat 30 to 45 minutes as planning guidance and confirm your pickup time at booking. We do not recommend relying on Grab for a 6:30am tee time this far out of town. Drivers are scarce at that hour and a missed pickup is a missed slot.
Is the spa and clubhouse worth building a day around?
Yes. Highlands has the best post-round setup of any Chiang Mai course: a proper spa, good clubhouse food and a terrace with valley views.
Most golf clubhouses in the region are functional. Highlands is the one where non-playing partners have something real to do, and where a massage after 27 holes is genuinely good rather than an afterthought. What are the honest downsides?
Price, cart dependence and haze exposure. It is the dearest regular booking in our rotation and the hill setting does not exempt it from March smoke.
Three things we tell guests straight. First, at ฿3,400 all-in it costs roughly ฿1,450 more per round than Gassan Legacy at ฿1,950, and a budget-minded golfer playing five rounds feels that gap. Second, the ฿750 cart fee is baked in; there is no walking option to trim the bill. Third, elevation gives views, not clean air. In heavy burning-season weeks the mountains disappear and the course's biggest visual asset goes with them.

Is Chiang Mai Highlands the best golf course in Chiang Mai?
It is the best-conditioned course in the region, and that is the main reason we send more guests there than anywhere else.
