A 2006 in-house design around a large lake, relaunched as Gassan Panorama in 2017, built for scale: monster yardage, big bunker complexes, mountain views.
The course opened in 2006 as Gassan Marina, went through a period of closure, and reopened under the Panorama name in 2017 after a redesign (Golfasian course profile, accessed 2026-08-19). There is no marquee foreign architect here, and it shows in the best way: the layout spends its budget on land and water rather than on a signature name. All 18 holes work around the contour of the central lake, with the Lamphun hills behind most tee shots.

How long is it really, and does the 7,761 yards matter?
From the tips, yes: 7,761 yards is one of Thailand's longest layouts. From the forward tees it plays like a normal resort course.
The back-tee number is the headline, and the club leans into it (Gassan Group official site, accessed 2026-08-19). In practice, almost nobody should play it from there. Five tee decks bring the course back to a distance a 15-handicap can enjoy. Our standing advice: play one set forward of your ego, then walk back to the tips on the par-6 for the photo.
That par-6 is the hole people book this course for. It measures 666 yards from the back tee, and Panorama carries it instead of a normal spread of par-5s. Treat it as a four-shot hole. Three placed 200-yard shots and a wedge beat two lashes and a lost ball, because the fairway narrows where the second shot of an aggressive line lands.
What does a round cost in 2026?
Green season all-in is about ฿1,950: roughly ฿900 green fee, ฿300 caddie fee, and a cart quoted between ฿600 and ฿750.

Add the caddie tip on top: ฿400 to ฿600 per 18 holes is the norm in Chiang Mai, handed to your caddie in cash after the round. Caddies are mandatory at every Thai course, one per golfer, and a good one here earns the tip reading the borrows on the lakeside greens. Bring cash for the tip and for drinks at the halfway hut; the pro shop takes cards, the drink stands often do not.
How do I get there from Chiang Mai?
It is in Ban Thi, Lamphun province. Budget 30 to 45 minutes each way and pre-book the transfer; do not gamble on Grab for the return.
The drive is easy in the morning and slower coming back into the city after lunch. What is the conditioning like? The honest part
Season-dependent, and that is the trade-off you accept for a sub-฿2,000 all-in fee on a course this ambitious.
In the cool season, roughly November to February, Panorama generally presents well: full fairways, respectable greens. In the hot months and the deep wet season, coverage thins and green speeds fall off, and guest reviews swing with the calendar. It is not, and does not price itself as, a rival to Chiangmai Highlands, which delivers the region's most consistent surfaces at ฿3,400 all-in, nearly double the money.
Our practice: we check recent course condition before confirming a Panorama round, and we move guests to another course if it is in a rough patch. If you are booking direct, ask the pro shop or a recent player about the greens specifically, not the fairways.

When should I play it?
November to February for the best surfaces and 15 to 28C mornings. Avoid March; that is peak burning season.
The cool, dry high season from November 1 to March 31 gives Panorama its best conditioning window and its clearest mountain views, at the cost of busier tee sheets and higher fees. The green season from April to October is where the ฿1,950 rate lives: mornings are usually playable, and the heaviest rain concentrates in September and October afternoons. Book the earliest tee time you can get in the green season and you will usually finish before the weather builds.
Who is Gassan Panorama for, and who should skip it?
Long hitters, novelty collectors, and value hunters: yes. Golfers who rank conditioning above everything: pick a premium course instead.
Book it if you want the par-6 story, if you enjoy a course that asks for full-blooded long play, or if you are building a multi-round trip and want a sub-฿2,000 day between premium rounds.
