Gassan golf courses Chiang Mai: which of the three to play

Play Gassan Legacy first. It is the flattest, newest and cheapest of the three Gassan courses at ฿1,950 all in, and the only one with floodlights for night golf. Panorama is the big one, listed at 7,761 yards with a 666-yard par 6. Khuntan has the best scenery and the weakest turf. What are the three Gassan courses near Chiang Mai?

Legacy, Panorama and Khuntan, all in Lamphun province south of Chiang Mai, run under one banner but different in length, drive time and conditioning.

They are not a single resort with three loops. They are three separate clubs under the Gassan Group name (accessed 2026-08-18), spread across Lamphun, each with its own clubhouse, its own pro shop and its own tee sheet. That matters when you plan a week. A Legacy round and a Khuntan round are not interchangeable, they are about 25 minutes apart from each other, and booking them on consecutive days means two different transfer routes and two different check-in desks.

Lamphun itself is flat rice-country with the Khun Tan range on the eastern side, which is why two of the courses are open parkland and the third climbs into hills. Rounds here are typically four and a half hours in high season and a little quicker in green season, when the tee sheets thin out.

Which Gassan course should you play if you only play one?

Legacy. The Schmidt-Curley rebuild gave it the best drainage and bunkering of the three, and the flat routing keeps a mid-handicap round moving.

Gassan Legacy closed for a full renovation and reopened in 2014, playing 6,852 yards to a par of 72 (Golfasian course page, accessed 2026-08-18). Water is in play on a good share of the back nine, the greens are large and receptive, and nothing about the routing demands a scratch swing. Fairways are wide enough that a slice is punished with a longer second rather than a lost ball, and the run-off areas around the greens reward a bump-and-run more than a flop. It is the Gassan round we book most for first-time visitors and for groups with mixed handicaps, because a 20-handicapper and a 6 can play the same tees and finish in the same conversation.

How long is the drive from Chiang Mai to Lamphun?

Between 30 and 50 minutes for all three, with Panorama the closest at around 35 minutes and Khuntan the furthest at 45 minutes plus.

Those published numbers assume a clean run. In practice a 7.30am tee time at Khuntan means roughly a 6.15am pickup from a Nimman hotel, because the ring road backs up during the school run and you still want 30 minutes on the ground for check-in, shoes and a coffee. From the Old City add five minutes. From a hotel out toward Mae Rim, add closer to twenty, and consider whether a Lamphun round is worth it that day at all.

Grab works fine for the return leg but is unreliable for early pickups with golf bags, and drivers regularly cancel when they see three sets of clubs. As a standalone booking, a return private transfer to the Gassan clubs generally runs about ฿1,400 to ฿2,500 depending on vehicle size and waiting time. Is Gassan Panorama really that long?

Yes on the card. It is listed at 7,761 yards with a 666-yard par 6 off the back tee, which puts it among the longest layouts in Thailand from the tips.

Panorama was rebuilt and reopened after a redesign, and now measures 7,761 yards to a par of 72, including a par-6 hole of 666 yards from the back markers (Golfasian course page, accessed 2026-08-18). It runs around a large lake, with wide bunker complexes and several par 3s that carry water with a bailout side for anyone not feeling brave.

Play it off the correct tees. Almost nobody visiting Chiang Mai on holiday should be on the back markers here. From the members' tees it plays as a normal 18 with one memorable oddity, and the par 6 becomes an enjoyable three-shot hole instead of a slog that costs you two balls and twenty minutes. Tell your caddie at the first tee which markers you are using, because the default assumption for a visiting group is often further back than it should be. How does Gassan night golf work?

Legacy is floodlit and takes tee times after dark, at ฿1,650 all in against ฿1,950 in daylight, which is the cheapest floodlit round near Chiang Mai.

The lights at Legacy allow both an early tee-off and play well after sunset (Golfasian, accessed 2026-08-18). The practical case for it is heat. In March and April an afternoon round in the mid-thirties is miserable, and a late-afternoon start finishes in the low twenties with the sun off your neck. It also opens up a golf day for anyone arriving on an afternoon flight, since you can be on the first tee within a couple of hours of landing.

The practical case against it: depth perception under lights is poor on the longer par 4s, and you will lose the occasional ball you would have found in daylight. Take an extra sleeve, bring repellent, and expect a slightly slower round because putting reads take longer under artificial light. Confirm the last available tee window when you book, since the floodlit schedule changes through the year.

What is the conditioning actually like?

Variable. Legacy is the most reliable, Panorama can get soggy and draws greens complaints, and Khuntan has the weakest turf of the three.

This is where Gassan differs from the premium set. Panorama reviews recurrently mention soft, wet fairways and greens that are not at their best, alongside ageing clubhouse facilities (Golfasian, accessed 2026-08-18). Khuntan, 27 holes across three nines totalling around 7,062 yards (Golfasian course page, accessed 2026-08-18), has the most dramatic setting of the group next to the national park and the softest surfaces. Architect attribution for Khuntan conflicts across sources, so we do not quote a designer for it.

Green season rain is the main variable. A heavy overnight downpour in July or August can leave Panorama's low-lying holes holding water into the morning, and cart-path-only rules follow. If pristine turf is the priority, the honest answer is that Gassan is not the answer. Book Chiangmai Highlands Golf & Spa Resort at ฿3,400 all in and accept the higher price. Gassan is the value tier and it is priced accordingly.

What are the caddies like at Gassan?

Caddies are compulsory, one per player, and the fee is already inside the all-in rate we quote. The tip is not.

Every Thai club in the region assigns a caddie, and Gassan is no different. She will carry or drive, read putts, clean clubs and hand you a yardage. English varies from workable to limited, more so here than at the premium clubs closer to the city, so keep instructions short and confirm the club number rather than the shot shape. Yardage calls are usually reliable; green reads at Panorama less so, given how much the surfaces change with rain.

Tipping is expected and separate from the caddie fee. Around ฿400 to ฿600 per 18 holes is normal, more if she has worked hard for a beginner. Bring it in cash, in small notes, and hand it over at the end of the round rather than adding it to the counter bill. Cart fees are also charged per cart rather than per player at some Gassan desks, which is the single most common line item our clients query afterwards.

When is the best time of year to play Gassan?

November to February for weather and turf, May to October for price, March and April for cheap tee times if you can tolerate heat and haze.

Cool season, roughly November through February, is the reason people book Chiang Mai golf. Mornings sit in the high teens, afternoons in the high twenties, the fairways are firm and the tee sheets are full. Book Gassan slots several weeks out in that window, particularly around New Year, when Korean and Japanese groups take large blocks.

March and April bring the heat and the agricultural burning that gives northern Thailand its worst air of the year. Some weeks are fine, some are not, and no operator can predict which. Rates drop, and this is when night golf at Legacy earns its keep. Green season from May to October means warm rain, usually in short heavy bursts rather than all-day drizzle, the lowest rates of the year and the softest turf. Morning tee times get the best of it.

How does Gassan compare with the courses nearer the city?

Cheaper by roughly ฿900 to ฿1,750 a round than the premium set, but 15 to 25 minutes further out and a clear step down in turf quality.

Gassan wins on price per round and on variety. Three distinct layouts inside one 50-minute radius is a real advantage on a seven-day trip, where playing the same course twice gets stale by round four. Should you build a trip around Gassan?

Not as the whole trip. Two Gassan rounds inside a four or five round week gives you the value without three days of similar Lamphun parkland.

The shape we recommend most often: Legacy early in the week while the swing is warming up, a premium course mid-week, Panorama for the novelty, and a rest day for the Old City temples or a cooking class. How do you book a Gassan tee time?

Direct with the club for a single round, or through an operator when you need blocked tee times across separate clubs and transfers to match.

For one round, phone or email the club, give them the date, the number of players and a preferred time, and confirm what the quoted figure includes. Ask specifically whether the number covers green fee, caddie fee and cart, because published rates often show the green fee alone.

For a multi-round trip the sequence is different.
