What does Chiang Mai Highlands offer as a stay-and-play resort?
Highlands is the premium on-course stay: 19 private villas of 55 to 115 square metres, the region's best spa, and its best-conditioned 27-hole course, 40 to 45 minutes east of the city.

The Lee Schmidt design is paspalum turf with more than 130 bunkers, and the green-season all-in green fee runs about ฿3,400 (฿2,250 green plus ฿400 caddie plus ฿750 cart) in the April to October window (CMGT Golf, 2026). Is Alpine Golf Resort a good on-course base?
Alpine is the most complete on-course operation: a 78-room hotel with pool, spa and fitness centre, a strong practice range, and the clearest published stay-and-play rates in the region.
Alpine's Ron Garl 27-hole layout sits about 30 minutes from Chiang Mai airport in Lamphun, with a long par-5 4th near 652 yards and an island-green par-3. The resort publishes a one-night stay-and-play from ฿4,800 single or ฿8,400 twin for a superior room plus 18 holes, up to ฿6,300 single for 27 holes, breakfast included and caddie fees excluded (Alpine Golf Resort, resort package page, accessed 2026-09-23). What about The Royal Chiang Mai and the Gassan resorts?
The Royal Chiang Mai runs 30-square-metre golf-view rooms at a British-links course in San Sai; Gassan Khuntan has a 73-room resort in Lamphun but the weakest conditioning of the group.
The Royal Chiang Mai is a Peter Thomson links-style layout with pot bunkers and run-offs, official green fee ฿2,800 year-round, and its on-site deluxe rooms overlook the course (Royal Chiangmai Golf Resort listings, accessed 2026-09-23). Condition is reported as mixed, so set expectations. Gassan Khuntan has 73 rooms and dramatic mountain scenery, all-in about ฿2,100, but it is the furthest transfer at 45 minutes plus and the least well-kept of the Gassan courses (Gassan Group, Khuntan accommodation, accessed 2026-09-23). Both are value stays, not premium ones.

Worth it for a golf-first stay of two or three rounds, or a group that wants one base. A city hotel wins if you want temples, food and nightlife between rounds.
The honest downside of staying on-course is distance. Every one of these four resorts sits 30 to 45 minutes from the Old City, so a stay-and-play trades Chiang Mai's night markets, cooking classes and khao soi shops for a dawn walk to the first tee and no morning drive. For a dedicated golf group that number is a feature, not a cost. Do these resorts bundle caddies, carts and transfers?
Rarely all three. Caddie fees and often carts sit outside the headline rate, and airport or course transfers are almost never in a resort's own stay-and-play deal.
This is the single biggest gap between a resort's published rate and your real spend.
